Copy of Residential Building Plans or Certificates

Please note that only the owner can apply for these documents, if you are not the owner you must attach written consent from the owner.

Fees are as follows, and are subject to change:

  • Ancillary documents (soil report, engineering plans/comps, energy report, etc) - $105
  • Certificates (eg. building permit, occupancy permit, warranty insurance, etc) - $50
  • Dwelling Plans & Certificates - $105 + $50
  • Dwelling Plans, Certificates and Ancillary - $105 x 2 + $50   
  • Extension/addition Plans, Certificates and Ancillary - $105 x 2 + $50 
  • Extension/addition plans & Certificates - $105 + $50
  • Extension/addition plans only - $105
  • Original Dwelling plans only - $105
  • Outbuilding plans & Certificates - $105 + $50 
  • Outbuilding Plans, Certificates and Ancillary - $105 x 2 + $50
  • Outbuildings only (eg. Garage, shed, verandah etc) - $105

  • Architectural Plans & Ancillary - $200 +$105
  • Architectural Plans & Certificates - $200 + $50
  • Architectural Plans search (for original building only) - $200
  • Architectural Plans, Certificates and Ancillary - $200 + $105 + $50
  • Certificates search (Building Permit, Occupancy Permit, Final Certificate, etc) - $50

Please note: Any search that exceeds 0.5 hours in administrative time will incur an additional fee of $25 per hour while will be invoiced at a later stage.

Report and Consent to build over or within an easement

Prior to lodging your application, please ensure you have all the required documentation including:

  • Owners consent form located below
  • Full and recent copy of title that can be obtained on the Landata website
  • Copy of plans
  • Comments from relevant authorities (e.g. Melbourne Water, Yarra Valley Water or gas authority).

Building property/stormwater information request

You can request a number of information reports about your property, these reports include:

  • Whether a Building Permit, Occupancy Permit (formerly called a Certificate of Occupancy) or Certificate of Final Inspection has been issued in the last 10 years – Regulation 51 (1)
  • Whether your property is located in a flood-prone, bushfire-prone or termite-prone area – Regulation 51 (2)
  • Inspection approval dates of the mandatory notification stages for building work carried out – Regulation 51 (3)
  • Stormwater drainage point of discharge
